An estimate of value can be derived by looking
at recent sales of similar properties in your
area. Only properties that have sold will be considered
for this evaluation. In other words just because
a neighbor is selling their property for say $20,000
higher then the last sale in the area, that property
can not and will not be included as part of a
price estimate. It can only be included when it
is actually sold.
